ClimaCheck present experience of predictive maintenance and optimisation passed on performance analyses in thousands of sites.
The HVACR industry is going to phase a paradigm change that has been brewing for a long time. Almost all equipment is supplied with a lot of sensors and communication to BMS systems is standard practice at the same time as commissioning and maintenance is still done without taking advantage of all the information contained in the data these sensors provide.
To deliver systems that operate as efficient as the rating standards state require a paradigm change. It is often wrongly assumed that system operate as specified as long as the temperatures are maintained and system do not trip. The challenges increase as energy requirements drive complexity in system that never or rarely operate at rating conditions.
The data from already commonly installed sensor can be made into information through a structured M & V plan that include performance analytics. Real time access to all performance KPIs and efficiency of the major component such as compressor, condenser and evaporator change the way to work.
Monitoring systems on component level for decreased performance 24/7 to alert competent operator when any deviation start is very different from sending a technician out once or twice a year to tick some boxes or do urgent call when system trip. Cloud based monitoring allow a few experts with access to advance expert system with Automatic fault detection and diagnosis (AFDD) to monitor thousands of plants and send relevant staff out for correction of defined problems or optimisation measures that cannot be implemented remotely. This avoid that systems operate over extended periods of time with reduced energy efficiency and the majority of failures can avoided as they do not occur suddenly.
Systems fail due to operation outside of envelope or poor controls at certain operating conditions. Experience from thousands of sites show that energy savings in plants that introduce predictive maintenance and optimisation is between 10 and 30 % and that reactive maintenance and downtime drastically drops.
